SITUATION
The property is set well back from the A388 Callington to Launceston road being within a few hundred yards of Kelly Bray post office and the area also has public house and bus stop.    The property is between the village of Kelly Bray and Callington being within 3/4 of a mile of the town which offers the normal facilities including a wide range of leisure facilities and modern health centre.   The towns of Launceston, Liskeard, Tavistock and Saltash are all within some 10 miles, whilst the city of Plymouth is roughly 15 miles and is the major retail centre for the area together with cross channel ferry service, airport and mainline station.   

DESCRIPTION
The property is set well back from the road and fairly well screened by an established hedgerow and slightly elevated front garden.    The drive extends alongside the dwelling where there is parking at the rear and alongside to take numerous vehicles and or caravan, etc. with access to both the front and rear of the dwelling.

contains the gas fired boiler for central heating and domestic hot water, plumbing for washing machine, range of shelves and hatch with pull down ladder to the roof space.    A Rear Porch provides additional storage together with plumbing for washing machine with windows and door to the rear.

The site extends to just over a 1/4 of an acre comprises mainly lawned gardens with fairly established hedges making the site fairly private.    The drive leads up to the:-
