SITUATION
The property occupies a convenient town location on a popular development within level walking distance of Tesco and roughly 1/2 a mile from Callington town centre. Callington town has good schooling facilities, modern health centre, etc. and is within some 10  - 15 miles of Launceston, Liskeard and Tavistock and also the city of Plymouth.   

DESCRIPTION
From the road the property has a tarmac drive providing off road parking and access to the garage with a gravelled forecourt which can provide parking for another two vehicles.    There is an outside light with a paved path from the drive to the entrance door which opens into a porch having coat rack and built-in cupboard containing the gas and electric meters.   There is laminate wood effect flooring in the hall which extends into the sitting room and directly to the staircase leading off with the sitting room being carpeted and there is a gas point.    Archway opens to the dining room again with laminate wood effect flooring which extends into the semi-open plan kitchen adjoining and from the dining room there are double glazed patio doors to the rear garden.     The kitchen is modern and well fitted with built-in electric oven, four ring gas hob with hood/light over, circular stainless steel sink and drainer, provision for appliances under worktops and door off to separate utility room with fitted worktops and cupboard, again provision for appliances with external ducting for a drier.   Cloakroom with low level W.C., wash basin and extractor.   Access from the utility room direct to the garden together with an internal door to the garage which has up and over door, light and power connected and workbench. 

The Pirana Pine staircase ascends to the landing with control panel for central heating/domestic hot water and having access off to the three bedrooms and bathroom having bath with fully tiled area, shower fitment and shower curtain, wash basin with mirror over, low level W.C., built-in shelves, built-in shelved cupboard and with window to the side.

At the rear is a well enclosed garden with generous paved patio area which takes up approximately half of the garden with the remainder being down to lawn.
