" New to the market having been in the same family for many years, Novahomes Rame Peninsula are pleased to offer this well presented historic cottage which is located just a stone`s throw away from the shore giving direct beach access from the rear of the property. Girt Beach Cottage, originally three small fishermen`s cottages, is believed to be around 300 years old, originally a working building and dwelling associated with the historic fishing and smuggling industries of its early times.

The property lies in the heart of the twin villages of Kingsand and Cawsand, in a Conservation Area, directly adjoining the water, overlooking the beach and commanding a fascinating and panoramic views overlooking the village and the landmark clock tower of Kingsand, across the bay to Fort Picklecombe, the Mount Edgcumbe Estate, Plymouth Breakwater, the City of Plymouth and Dartmoor on the horizon. The constant passage of marine craft around the bay and in the entrance to Plymouth, enjoyable from much of the property, makes this an extraordinary outlook. The roadside section is believed to be around circa 1700`s. Subsequently in-filled window spaces to the side elevations that it most certainly predates adjacent properties.

The villages of Kingsand and Cawsand are equipped with a variety of local shops, pubs and restaurants together with a sailing club and other facilities. There are two car parks, the nearest being less than five minutes` walk away where annual permits can be applied for. The Rame Peninsula is relatively little known, often known as `Cornwall`s forgotten corner`, forming an Area of Outstanding Natural Beauty with quiet beaches and outlined by the South West Coastal Path. Tourists generally ignore this area in favour of the more popular areas to the west of Cornwall. The Mount Edgcumbe Park, an 800 acre area of coastal woodland and open hillsides, is possibly one of the most beautiful and varied locations of Cornwall, lies on the edge of the village.

Directions
Kingsand and Cawsand are on the Rame Peninsula which can be approached either from the A38 midway between Saltash and Liskeard, or via the Torpoint Ferry from Plymouth. The A374 which runs to the west of Torpoint and adjoins the A38 as signposted to Millbrook. Follow the road to Millbrook (B3247). Proceed south easterly out of the village to the top of the hill by the school and turn right leading to Kingsand/Cawsand. As the road runs down past the housing area to the right, the road splits and at this point turn left into Kingsand and continue down the narrow streets of the village and at the bottom of the hill turn hard right into the private car park. Leave the car park on foot and bear right heading down into Garrett Street, rising gently up the hill and shortly after passing an attractive coffee shop/delicatessen. Girt beach cottage can be found on the left hand side.
