Helen Road is a short street leading directly off from the Botley Road, leading at the end of the road with pedestrian access into Botley Park. Helen Road was named after one of the children Thomas Henry Kingerlee the builder, and dates back to about 1910.Today the street has a pleasing mix of outwardly comparable properties, but over the years many of these houses have been extended and/or remodelled internally, to suit the occupier's needs and requirements at that time. Located within three quarters of a mile from the heart of Oxford city, Helen Road is also within half a mile the busy intercity rail station connecting to London Paddington. West Oxford is located amongst several green spaces and canal/riverside walks. 'Modern' West Oxford, was built on the site of Osney's ancient Abbey, and now extends west across from the cottages of Osney Island. These short streets comprise of both Victorian, Edwardian and 1930s houses, all close to the open parks/green areas. The community supports a good range of shops, several public houses, allotments, an excellent primary school, local businesses, community centre plus a Waitrose supermarket on the Botley Road. West Oxford has a very active and supportive local community.

The property has been significantly improved and extended over the last few years, and offers an attractive mix of both period features including fireplaces, exposed sanded and sealed timber flooring (within the hallway and receptions), plus more contemporary additions. Part of these improvements includes double glazed units, installed in the original sash windows. Also during the course of updating and extension the vendors installed several roof windows (in the family kitchen breakfast room, the fourth bedroom and bathroom on the first floor, plus the second floor en suite, and second floor bedroom, plus the main bedroom has large picture windows to one side). All this adds to the amount of light coming into the property and in our opinion, enhances the appeal of this lovely family home.

The front door is approached by a short tiled path leads to a part glazed door with fan light above, all set within a recessed porch. Hallway, with door to the combined Sitting and dining rooms, bay window to the front with window seat below and storage under, and open fireplace with timber surround and tiled hearth. Base cupboards to side either side of the chimney breast and shelving. Exposed floor boards. Useful under stairs storage. Further matching fireplace. Shelf opening (formerly a windows) and doorway into the kitchen/breakfast. This room has been extended with a modern range of both wall and floor standing units. Timber work surfaces extend above the base units with splash back tiling. Neff four ring gas hob, with brushed steel oven below set into former chimney breast. Space for dishwasher and tall fridge freezer. Belfast style enamelled sink unit. Worcester gas boiler. Three large velux ceiling windows, and double glazed window, plus twin double glazed doors at the rear leading into the garden. Timber engineered flooring. Radiator.

On the first floor the stairs rise to a split landing with further stairs leading up to the second floor. Bedroom to the front with three sash windows. Range of built in wardrobes and storage to one side. Lovely inset tiles to the original fireplace. The 'middle' bedroom has a sash window to rear. The rear bedroom has both a double glazed sash window and roof window. The refurbished bathroom comprises of a modern white suite with bath, wash hand basin, and low flush WC. Shower above bath with shower rinse. Glazed folding screen door. Towel rail/radiator. Roof window. Extractor fan. Tiles walls and floor.

The second floor comprises of landing with double glazed window, and door to the second floor bedroom. Bright room with 2 roof windows to the front elevation (some restrictive height room) and double glazed windows to the rear wall. Recessed lighting. Wardrobes plus 2 eaves storage cupboards. Door to the en-suite with low flush WC, wash hand basin and shower tray with shower above, sliding screen door. Towel rail/radiator. Roof window. Recessed spot lights. Extractor fan. Tiled flooring.

The front garden has a low brick wall to the path, with gate and further opening for bins access. The part walled (to 2 sides) rear gardens approach some 28ft in length, with borders, and principally paved for ease of maintenance. Outside tap.

All mains connected. Gas central heating. Council Tax Band 'D'
EPC Rating 'F' Band Please note this was carried out in 2008 prior to the extensions and additional improvements.
