The Property
Upon entering Northleigh House we are welcomed by the entrance hall where the feeling of space and grandeur that this impressive home was built around are instantly apparent. A door opens to our right leading to the service areas and providing internal access to the double garage whilst the entrance hall flows open plan into the reception hall , this impressive space opens to all of the main rooms on the ground floor. Our eye is drawn to hand crafted oak staircase that spirals to the first floor within the attractive turret feature seen from outside. A generous storage cupboard is set below the stairs whilst a large feature window on the stair well fills the entire space with natural light. Leading to the western side of the property we step into the breakfast room providing a day to day hub to family life in this impressive home. A large window looks onto the gardens whilst we flow open plan to the kitchen. Here the quality of finish echoed throughout the property is at its best. Handmade units line the space set against contrasting granite work surfaces, a large range style cooker complements the space whilst practical yet attractive Karndean flooring reflects the light that flows through the window over the sink. Adjacent we step through the hall to the formal dining room. This space provides the perfect spot for entertaining and boasts french doors that open to the large patio terrace on the south western side. Back in the hall we pass our snug lounge before stepping into the drawing room. This substantial family space is flooded with light from both the southern and western aspects. An open fireplace provides a 'cosy' focal point to this grand room whilst french doors again open to the patio terrace allowing an easy flow between the internal and external spaces when entertaining. A set of hand made units line the wall whilst bespoke shutters are found to all of our windows.

Back in the reception hall we climb the charming staircase to the first floor landing. A room in itself the landing offers space for a study area or library whilst giving access to the first three substantial double bedrooms, all of which enjoy built in storage and offer more than ample space for furnishings. Along the hallway we find a walk in closet and large airing cupboard set to either side of the family bathroom and separate lavatory both of which are finished to an exceptional yet sympathetic standard. Completing the first floor accommodation is our master suite. This vast bedroom boasts four built in wardrobes and enjoys three large windows which enjoy the view over the valley. A door opens to the most impressive en-suite bathroom where a contemporary suite is set against modern tiles and fixtures.
Returning to the landing the second staircase rises to the guest suite. This exceptional space occupies the entire second storey providing both a comfortable sitting and bedroom area (whilst leaving space for the addition of a kitchenette should a self contained unit within the home be required). Three velux windows fill the space with natural light whilst a window looking north provides the ultimate view on site over looking the town landscape and church spires that interrupt the horizon. A door opens to the en-suite bathroom which enjoys a modern bathroom suite. At the opposite end of the room a further door opens to the current attic space which would lend itself to further conversion should one require. This completes the accommodation.

Outside
Approaching the property we pass the gates at the foot of the driveway which sweeps around the the southern wing of the house and leads to the extensive parking area which provides access to our double garage. From here steps lead to the main entrance whilst a path leads to either side of the house. At the front we find a large patio terrace which can be accessed from the french doors in both the drawing and dining rooms. The terrace enjoys a view over the front lawns and in the distance the rooftops of the town and the Waveney Valley from its elevated position.
