" This handsome detached classical style lodge house is one of a pair forming the original Gate Lodges to the Horton Hall Mansion and has been occupied by the present owner since the mid 1980s. The property was extended by a previous owner to offer three bedroomed accommodation with two reception rooms, kitchen, conservatory, bathroom and cellar standing in delightful private lawned gardens, together with a detached double garage block. The house has planning permission to extend with a larger structure more in keeping with the style of the original building to provide two additional bedrooms and a further reception room. There may also be scope for further development of the garden, subject to planning consent.

HISTORICAL NOTE & PLANNING The house is Listed Grade II as a Building of Architectural or Historic Interest and is part of the Horton Landscape Park. This landmark property, with its neighbour, formed the Gate Lodges to the former mansion of Horton Hall which was demolished in the1930s. The Lodges are thought to date from the late 19th Century and stand either side of the entrance to a private road which serves an exclusive community of substantial individual properties. The Lodges are built in classical style with Ashlar stone elevations with motives of pediments and pilasters beneath pitched lead lined roofs. ACCOMMODATION GROUND FLOOR RECEPTION HALL 13'6 x 4'6 (4.11m x 1.37m) Approached through a panelled front door with glazed fanlight, the hall contains the stairs rising to the first floor and there are panelled doors leading to:- SITTING ROOM 13'11 x 10' (4.24m x 3.05m) With open hearth fireplace and sliding sash window to the front elevation, this room gives access to a shelved lobby which connects to the dining room. DINING ROOM 17'7 x 10'6 (5.36m x 3.20m) With boxed ceiling beam and three sliding sash windows overlooking the rear garden, this room also has an open hearth fireplace with Adam style mantel and an understairs cupboard. Doors lead to:- CLOAKROOM 8'6 x 3'4 (2.59m x 1.02m) With a dividing door, the cloakroom has a pedestal wash basin and leads on to a low level WC, the whole with quarry tiled floor and window to the front elevation. KITCHEN 12'1 x 10'8 (3.68m x 3.25m) Fitted with floor and wall cabinets with laminated working surfaces incorporating a stainless steel sink unit, there is an eye level double oven and a four place gas hob with cooker hood over, as well as ceramic tiled splash areas and plumbing for an automatic washing machine. A stable type door leads to the conservatory and there is a hatch leading to the cellar. CONSERVATORY 15'6 x 6'9 (4.72m x 2.06m) Used as a garden room with French doors opening to the rear terrace, this room stands beneath a pitched polycarbonate roof. INNER HALL 18'9 x 4'6 (5.72m x 1.37m) Leading from the main reception hall, the inner hall has a parquet floor beneath the carpet and there are sliding patio doors opening to the rear terrace and garden. A door leads to:- BEDROOM THREE 14'5 x 12'1 (4.39m x 3.68m) A spacious double bedroom with a built-in wardrobe and further alcove recess, there are windows to two elevations and a panel glazed door leads to the rear garden CELLAR 11'6 x 10'6 (3.51m x 3.20m) The brick lined cellar has light connected. FIRST FLOOR LANDING With panelled doors leading to:- BEDROOM ONE 17'1 x 10'7 (5.21m x 3.23m) A spacious room with three sliding sash windows to two elevations overlooking the gardens to the rear and also with an open hearth fireplace. Roof void access hatch. BEDROOM TWO 14' x 10'2 (4.27m x 3.10m) This bedroom stands to the front with a sliding sash window overlooking the garden and superb views of open countryside beyond. There is a walk-in airing cupboard housing the Potterton gas fired boiler and the hot water cylinder. BATHROOM 13'2 x 5'1 (4.01m x 1.55m) With an enamelled suite of twin ended bath, pedestal wash basin and WC, the bath has a Mira electric power shower over and there are windows either side to the side elevation. OUTSIDE Danehurst Lodge stands back from the Brafield Road behind a lawned front garden enclosed within park railings and established mixed hedging well stocked with flower borders, mature shrubs and small tress. A pathway leads to the front door and a side gate gives access to the rear garden. REAR GARDEN Approached by a paved terrace, with well stocked flower and shrub borders, and leading on to an expanse of lawn which stretches away from the house, bounded by close boarded fencing, mixed hedging and containing a variety of established mature trees including a fine specimen Silver Birch. GARAGING & PARKING Whilst there is a substantial detached double garage block, there is also private parking to the front of the property standing outside of the park railings which form the boundary to the front garden. DOUBLE GARAGE 18'5 x 17'5 (5.61m x 5.31m) Approached by the drive where there is gravelled off road parking in front of the garage block and double leaf gates lead to a further gravelled parking area between the garden and garage. Approached through an electrically operated up and over door, there is an external water tap and a personal door to the garden. SERVICES Main drainage, gas, water and electricity are connected. Central heating is through radiators from a Potterton gas fired boiler which was replaced in 2012. HOW TO GET THERE From Northampton town centre proceed in a south easterly direction along the B526 Newport Pagnell Road leaving the town through Wootton and Hardingstone. Continue on passing the turning to Preston Deanery and through the village of Hackleton. On leaving Hackleton continue along the B526 and on entering Horton turn first left into the Brafield Road and Danehurst Lodge stands immediately on the right hand side. LOCAL AMENITIES With in the village is Horton House Sports Club, which offers Cricket for all ages. Within walking distance of the property is The French Partridge Restaurant/ Boutique Hotel/Spa. The village has a Church of England Church, which has been closed, however Piddington and Brafield churches are only a short distance away. The nearby village of Hackleton provides a Newsagents/General store and Post Office, Butchers shop, The White Hart Public House & Restaurant, Carey Baptist Chapel and Village Hall. Schools in the area include Hackleton Church of England Primary School and Denton Church of England Primary School with secondary education at Roade School Sports College, Northampton School for Boys and Northampton High School for Girls. Access to the M1 motorway north (less than 5 miles) is via the B526 and A508 to Junction 15 and south via the B526 and A509 Junction 14.
