Now it's fair to say good-size, 3 bedroom homes don't come up for sale in West Haddon that often and this semi-detached house has now sold, leaving me with 3 disappointed buyers, all in a position to proceed forward - if you're considering selling in West Haddon, or know somebody that is, please give me a call and we can have a chat.

The pictures really do tell the story with this one; this property has been part of our lettings portfolio for a good while now and because of this I think it's only right to let you know, that I've used some existing pictures of this property and some up to date ones too.

Ground floor accommodation briefly consists of a very modern kitchen including an integral fridge, a good-size lounge with the benefit of a gas fireplace and patio doors into a large bright conservatory. You'll also have a utility room, which keeps the washing machine tucked away, and there's a cloakroom too.

Upstairs, two of the three bedrooms are large doubles and the third is also a good size. You'll find a nice modern bathroom that has been re-fitted with a fabulous bath with central taps and a power shower over. There's a glass basin moulded into a stand-alone storage unit - it's rather nice.

You won't be disappointed if you're green fingered or just need a garden big enough for the kids and dog to run around in - there's even a small allotment at the back with a greenhouse and shed if you fancy trying to grow a few veggies!

It's worth letting you know the loft has been insulated and part boarded and there's a pull down ladder too. One last benefit is cavity wall insulation.

West Haddon lies 11 miles north-west from Northampton and 7 miles east from Rugby - just off the A428 which now bypasses the village.

Commuting is excellent from here with the M1 and M6 just a few miles away and the A5 and A14 close by too. Long Buckby and Rugby train stations are both nearby.

What else would you like to know?

There is lots to do in West Haddon; an abundance of activities and provision for sport - two large playing fields, excellent tennis court, a cricket pitch with pavilion and a village hall which holds numerous clubs during the week and throughout the year - the annual play is a must see.

There is a very active youth football team and a bowls club with their own bowling green.

Schooling is easy - a new pre-school has just been opened. There is a Church of England Primary School and then the older children can go to Guilsborough School - buses are provided. The village C of E primary school is highly regarded and is in catchment to Guilsborough Secondary School (school buses are provided).

Facilities in West Haddon are also good, including the local Londis shop and The Post Office.  There's even even two beauticians should you want to unwind at the end of the week.

There are two pubs, The Crown Inn and The Pytchley Inn, which also serves food - we can't recommend it enough! 

There are numerous walks around the village so there is no excuse not to enjoy the Northamptonshire countryside.
