" Quality built, individually designed bungalow offering generous accommodation standing on a large and level plot. This property is found within a highly desirable, residential location in a pleasant, mature, non-estate setting and offering no upward chain

DESCRIPTION AND SITUATION Willowbridge Lane has long since been recognised as one of the most desirable residential addresses in the area and, as a consequence, bungalows on this road rarely become available. As such, the sale of this property will be of immediate interest to the more discerning home owner who may be contemplating retirement or the young family looking for a home that provides well proportioned accommodation with all of the advantages to be associated with single storey living. The property stands on a impressive, larger than average, level plot. The bungalow is well set back from the Lane and the rear gardens enjoy a good degree of natural privacy. The bungalow includes a comfortable lounge that overlooks the rear gardens. The dining kitchen offers plenty of space for a table for the family to sit around. A conservatory has been extended onto the rear. This is centrally heated making it suitable for use all year round and provides particularly bright and pleasant extra room space overlooking the rear gardens. There are two double bedrooms and the third single bedroom is considerably larger than average. There is plenty of off street parking for several vehicles with potential to pave the forecourt to create further parking/turning space in order to add value. Willowbridge Lane has been developed with a variety of styles of detached and semi-detached houses and bungalows dating from both the pre and post war years and creating a very pleasant neighbourhood. It is conveniently situated for easy access into the town centre with all of the facilities it has to offer. The location also allows easy access to be gained to the A38 which, in turn, leads to both Mansfield and Junction 28 of the M1 Motorway. Bungalows of this type rarely present themselves on the market and we have no hesitation in recommending an early inspection. ACCOMMODATION The main accommodation with approximate room sizes may be more fully described as follows: FULLY ENCLOSED PORCH ENTRANCE HALL With two fitted double wardrobes providing plenty of hanging and storage space. Cental heating radiator. LOUNGE 4.21 X 4.39 (13'10' X 14'5') Living flame gas fire set within a decorative surround. Two central heating radiators. Double glazed window overlooking the rear gardens. DINING KITCHEN 4.4 X 3.32 (14'5' X 10'11') Equipped with medium Oak fronted base and wall mounted storage cupboards including a one and a half bowl single drainer sink unit, four ring gas hob/oven, integrated dish washer, plumbing for washer, central heating radiator and double glazed window. Plenty of space to accommodate a dining table. CONSERVATORY 2.39 X 4.14 (7'10' X 13'7') A delightfully sunny room with double glazed windows overlooking the rear gardens. Central heating radiator making this room perfect for use all year round. BEDROOM 3.64 X 3.39 (11'11' X 11'1') With fitted wardrobes and matching bedside furniture. Central heating radiator and double glazed window. BEDROOM 3.33 X 2.86 (10'11' X 9'5') Fitted wardrobe, double glazed window and central heating radiator. BEDROOM 2.81 X 2.55 (9'3' X 8'4') A good sized third room with double glazed window and central heating radiator. SHOWER ROOM/W.C 2.13 X 2.41 (7'0' X 7'11') Refurbished with a modern suite comprising a tiled shower cubicle with plumbed in shower, w.c with boxed in cistern, wash hand basin. Full height tiling to the walls. Ceramic tiling to the floors. Chrome radiator. OUTSIDE: There is a deep forecourt which offers excellent potential to create further off street parking for several vehicles in order to add value. A double wrought iron gate gives access to a concrete driveway and this provides off street parking for several vehicles. Whilst the gardens are considerably larger than average they are, in essence, easy to maintain as they are largely covered with areas of slates, patios shrubberies etc. There is an attached, brick built garage (2.46 x 5.56) with up and over door incorporating the Ariston gas boiler. There is a personal door to the rear. The rear gardens are, again, large but easy to maintain. They comprise patio areas along with flowerbeds and shrubs surrounded by fencing. They are perfect for those with keen gardening interests and could be adapted to make them perfect for the safe enjoyment by younger members of the familiy. TENURE Freehold with vacant possession upon completion. VIEWING Arranged with pleasure via the sole selling Agents.
