" Extended to the rear and above the garage, this 1960s-built semi-detached house has been a much-loved family home for several decades, with four bedrooms, a bathroom, a shower room and a separate W.C.

There is gas central heating via a Vaillant Thermo compact system boiler, and uPVC double glazing throughout, with the accommodation comprising: entrance porch, hallway with under-stair cupboard, living room with a large window and an electric fire, which opens into the dining room to the rear; the kitchen - accessed directly from the hall or from adjacent dining room - has cream units with wooden worktops and provides enough space for a small breakfast table, with a door to the utility room to the side, which has further fitted units and worktop as well as an additional sink. There is a door from the utility to the rear garden and another door into the garage, which has an electric roller door, lights and electric sockets.

To the first floor, the spacious landing leads to the four bedrooms, all of which are of a reasonable size, with the main bedroom having fitted wardrobes. There is a spacious bathroom fitted with a four-piece suite, an additional shower room and an adjacent separate W.C.

Externally, there is a raised flagged patio garden to the rear, with bordersflower beds and a wooden shed. There is a gate to the shared access path to the side, also providing access for the neighbour to their garden. To the front there is a small lawned garden and a block-paved driveway.

Sherburn Park Drive runs through the Sherburn Park estate, which is comprised of a variety of bungalows and houses, and is situated off the A694 Lockhaugh Road in Rowlands Gill. It is approximately 0.8 miles from the centre of Rowlands Gill village, which is a popular semi-rural village with shops and some amenities, just over 8 miles from Newcastle city centre, 10 miles from the airport and 4 miles from the nearest junction of the A1(M). Situated in the Derwent Valley, there are popular local countryside walks - including the famous Red Kite Trail - and cycle routes, while the popular National Trust grounds of Gibside are also close to the village centre.
