Sunny, two-bedroomed terrace with big conservatory that leads onto a quiet, private garden. Available from 10th May 2013.

There s free parking for residents 10 metres from your front door. The terrace is tucked away from any traffic beside a beautiful walled garden, with a big park just over the road.

The street is friendly (just 8 houses on it). I lived at No. 6 for eleven years before I started renting it out and I loved it there. It has a really rural feel and yet is right in the heart of trendy Chapel Allerton the chic village in Leeds - with its excellent restaurants, arts centre, cafe-bars and shops.

It s two minutes walk from the main bus route into Leeds (and out to Harrogate, etc). Buses come at least every ten minutes throughout the day. It takes less than 15min s by bus to be bang in the centre of Leeds.

Ground floor:

A really sunny, welcoming space. Big kitchen fully-equipped, and fitted with good-quality beech kitchen units, a gas cooker, an A-rated fridge-freezer and plumbing for a dishwasher. This opens into the large living room which has two sets of French doors, both leading into the large conservatory.

There s even a cellar access from the kitchen for further storage.

First floor:

Main bedroom with views over the garden. Bathroom with bath and a good shower. And on the landing there s extra storage space and an A-rated washing machine.

Attic space:

Big sunny bedroom with two large Velux windows. (Previously used as a studio.)

Outside:

Pebble drive in front of the house, with a wide border of flowers and herbs. The back garden is pebbled to create a seating and barbecue area, and has mature shrubs it s a lovely private space.

Other details:

It s easy to heat (full GCH with brand new boiler, and a gas fire in the living room) and is double-glazed and very well-insulated so, lovely and cool in the summer, and really cosy in the winter.

It s furnished, but I can easily take all the furniture out if you just want your own stuff in there.

The current tenants have been there for over 2 years and have loved it.

Available from 10th May 2013. Rent 595GBP to be paid monthly, in advance, by Standing Order. Deposit = 1,000GBP. This will be registered with the Government-approved My Deposits' Tenancy Deposit Protection Scheme . Landlady is a member of the National Landlords Association, and will do full credit checks and take up references.

No smoking. Landlord would prefer no pets, but can negotiate on this.
