Council Tax: Band C (ยฃ33.50 Per Month )

Porch:

Living Room: A modern, good sized room with quality laminate flooring, Stone and Brick feature fire place with multi fuel stove, dimmer switch lighting and a good amount of electric sockets well-distributed around the room. It will easily fit a dining table.(Room width: 3.5m

(11ft 5 in) Room length: 5.25m

(17ft 2 in))

Kitchen: A modern kitchen, fitted with a range of wall, base and drawer units with work surfaces over. Integrated electric oven and five ring gas hob. Stainless steel sink and drainer with mixer tap. Plumbing for automatic washing machine. Useful under stair storage. Feature fridge freezer that my partner says looks daft, but you decide.(Room width: 2m

(6ft 6 in) Room length: 3.2m

(10ft 5 in))

Bedroom 1: Excellent sized light and airy room with a view of pretty trees over looking the Kirkstall Abbey grounds. Also has an interesting tiled fire place. Room for a massive bed and still space to breakdance on the wooden floor.(Room width: 5.3m

(17ft 4 in) Room length: 3.5m

(11ft 5 in))

Bedroom 3: This has slept four people. Though to fit in with advertising standards I should mention they were skinny Scottish people. Also been used as a spacious office, Xbox gaming room, video editing suit and DJ mixing space. It too over looks the very green and pretty Abbey grounds with views of the River Aire at certain times of year. It is also a very light and comfy space sporting a part slopping roof with a wooden beam that is aesthetic but mostly holds the roof up. it is off the Second Floor landing with the spacious built-in storage cupboard.(Room width: 4.1m

(13ft 5 in) Room length: 2.7m

(8ft 10 in))

Bedroom 2: A deceptively large room that I have never managed to fill even with a king sized bed, wardrobe , chest of drawers and various junk. Being next door to bedroom 3 it is as light as bedroom 3, with virtually the same view. The same wooden beam and the same part sloping ceiling(Room width: 2.9m

(9ft 6 in) Room length: 2.4m

(7ft 10 in))

Bathroom: A modern bathroom, fitted with a three-piece white suite comprising P-shaped bath with shower over, I'm not sure if it is a spa bath or a whirlpool bath, but you press a button and water squirts out of six holes. Another wee knob adjusts just how fast the water spurts out. Low-level WC and wash hand basin. Fully tiled walls. Useful storage cupboard with ergonomic door, housing the combination boiler(Room width: 2.05m

(6ft 8 in) Room length: 2.4m (7ft 10 in)) "
