" When you walk through the front door of this house you can be forgiven for by-passing some of the excellent features, because you will be drawn like a magnet to the garden room.

The tranquility and sanctuarial nature of this room cannot be over stated.

Having fallen in love with this house many years ago for the garden and its spectacular views over fields and woodland, the current owners built the perfect room to enjoy it to the full.
Now it could be your chance to have the same for your family.

The glazed bi-fold doors to two sides open fully to allow you to take in the wonderful scenery and the warm spring and summer air. You can relax with a drink or a book and glance up to watch the sheep and rabbits in the field behind the garden, or look up to see the local Red Kite's hovering (rabbits beware please).

Now if you are lucky, well you don't need to be that lucky as he is always popping in, you may meet Henry the Pheasant. Take a look at his photograph, he is not shy.

So now you need to be prised away to view the rest of this lovely house. The entrance hallway is is so welcoming, a bright space with parquet flooring and a striking staircase with half landing. This is where a large window pours light in, and provides views of the garden to the side of the house.

The hallway leads to the large living room at the front of the house, which has a stunning bay window. The open fireplace in the living room provides even more character. You can burn any type of solid fuel in it, making the room even cosier in the winter months. It uses a very efficient baxi system that takes the air needed for combustion from under the floor. This means increased efficiency and extra control of the fire, and the convenience of not having to empty the ash after each use. Very cunning.

The dining room is another good sized room with a large window to the side of the house. This is a staging room, with parquet flooring, between the hallway and the wonderful Garden Room, so you could use this room for many functions, one being a study area for example, because you may find yourself eating in the kitchen with the family most of the time.

The kitchen is a bright and spacious room with a fireplace area that you could let your imagination run wild with. There is enough space for a large table and chairs, or for the modernists, you could envisage a centre island with stools for those family and friends get togethers. Plenty of space here for all the appliances you may need too. If you find yourself washing up in the stainless steel sink, your chores will be rewarded with the view of the back garden and rear field. Careful you do not lose yourself watching the wildlife, you will get rejects from the wiper upper.

In the kitchen is the back door to the garden, if of course you have not stepped out through the Garden Room bi-fold doors. You will walk out onto a large patio area, perfect for the summer BBQs, and then on to the lawn of this amazing garden area. Just stroll to the fence at the bottom of the garden and look out over the field to the rear. You will not want to return inside. You are reminded of how invigorating it is to live right on the doorstep of the countryside. If for some reason the open field and animals are not for you, just stroll to the left and you will find yourself gaping at woodland as far as your eyes can see. Or indeed just sit on the garden bench and take both vistas in. Perfect.

Continue around to the other side of the garden room and there is even more garden space. Enough room for a large shed, area for shrubs or a vegetable patch if you prefer. All this easily accessible from the long driveway to the side of the house.

The first floor of this house is equally as bright and spacious as the ground floor. After climbing the feature staircase, you can choose one of the three bedrooms or the bathroom or separate, second, WC. If you have expansion plans in mind, there is so much space to use for converting the large loft into another living area, subject to the necessary approvals and regulations of course.

Bedroom One is at the front of the property, benefiting from the large bay window, just as in the living room, with a lovely view of the trees and shrubs to the front of the house. There is plenty of room to spare even with a large double bed and the built in wardrobes to the side of the chimney breast.

Very useful when there the family bathroom challenge is in full swing.
