" Nestled in a secluded position just off Peppin Lane in the delightful village of Fotherby this unique detached bungalow has been home to the same owners since being built in 1999. Cleverly designed to capitalise on its setting the principal accommodation faces south with views across its own lovely gardens and wildlife pond and a visit to appreciate all that it offers is highly recommended.

With oil fired central heating, uPVC framed double glazing and a security alarm the property's layout divides the daytime and sleeping accommodation into two separate areas with a central hallway between them.

Principal features include the front Reception Hall, the stunning 'L' shape Lounge/Diner which extends to 31'0 in total length and is undoubtedly the hub of the home and the Kitchen with its excellent range of hand finished oak cabinets and appliances. These two areas link via a rustic brick open servery which extends to form a lovely fireplace and combine to create an open plan feel so popular these days. Three sets of patio doors open to the paved terrace and the property would, no doubt, be excellent for entertaining, summer parties etc. A larger than average Utility Room adjoins the Kitchen and provides space for appliances.

The side Hallway provides useful space and also benefits from patio doors opening to the terrace and a door links through to the bedroom section. The Master Bedroom benefits from its own full en-suite Bathroom and a walk-in wardrobe whilst the two other bedrooms are large enough to accommodate double beds. The fully tiled Family Bathroom features a white suite including a bath with a mixer rinser tap.

The gardens are lovely and retain a generally natural feel to them with extensive lawned areas and an informal pond which, we are advised, is a haven for wildlife. There are fruit trees and an avenue of laurel bushes whilst to the southern side of the bungalow the area between the two projecting 'wings' of the building is beautifully paved to form a sheltered terrace. A substantial pergola on brick pillars covers part of the terrace making this a perfect area for sunbathing, al-fresco dining etc. There is ample space to the northern side of the bungalow for parking several vehicles and the driveway also serves the wider than average integral Garage.

The village of Fotherby is conveniently located approximately 5 minutes drive from the beautiful Georgian town of Louth with its excellent range of shopping facilities, restaurants etc. The bungalow falls within the catchment of the King Edward VI Grammar School and the larger town of Grimsby is only around 12 miles away.

All in all this is a beautifully presented home providing cherished accommodation in a wonderful setting. Buyers who love their garden cannot fail to be impressed by what The Paddocks offers and viewing should be arranged without delay. EPC Rating - D
