" A four bedroom detached family house with a conservatory and single garage. The property is situated in a semi-rural position in the village of Bersham; local amenities, primary schools and playing fields can be found in nearby Rhostyllen. Bersham has convenient access to the A483 Wrexham by-pass with onward connection to Oswestry and Chester.

The house is fitted with timber cased double glazed units, the timber frames are stained mahogany. It is heated from a gas fired central heating combination boiler. The property has recently been decorated throughout. A laminate floor is laid in the hall, lounge, dining room and cloakroom; carpets are fitted to the bedrooms with soft floor covering in the bathroom and en-suite. The property is protected with a security alarm.

ENTRANCE HALL
The front door opens into the hall, off which are the lounge, kitchen and cloakroom. An internal door connects the integral garage.

LOUNGE
The room features a bay window that introduces plenty of natural light. A coal effect gas fire is inset to an ornate marble fireplace. The oak skirting boards compliment the golden oak laminate board floor; vertical window blinds are fitted in the bay window.

DINING ROOM

Although it is he smallest bedroom; it will comfortably accommodate a single bed and furniture; decorated in neutral colours.

BATHROOM
An electric shower is fitted over the bath; the powder pink suite has gold plated taps. The shell shaped ceramic wash hand basin is complimented by a seashell design toilet seat.

GARAGE
The single integral garage has a remote control operated roller door. There is space to park two cars on the drive in front of the garage.

BACK GARDEN
The area is divided between a raised decking area and gravel covered ground. Woodland trees overhang the boundary; the garden shed is screened by a trellis fence.
