- EPC D Overview Garfield house or as Welsh speakers would say Ty Garfield offers an opportunity for a family to purchase a spacious, recently decorated and improved three bedroom townhouse. The property is located in the famous town of Llanwrtyd Wells which is host to a number of popular national and international events! The property has two reception rooms with an extension to the rear providing a kitchen and a former shower now utility room. On the first floor there are three bedrooms with character features in place such as the original cast iron fireplace and a recently updated bathroom. There is a fitted stair to a useful attic which spans the width of the house! The Property As you enter the property you firstly step in the entrance hall, from here you can head into either of the reception rooms and it also has a stair directly in front of you to the first floor. Most of the accommodation has been recently redecorated with some new flooring and carpets being laid, giving it a fresh feel as you walk around! Throughout the house, many of the original doors and fittings remain all adding to the charm. The first reception room, the lounge is the the left of the hall, with windows to the front and rear, with the new decor it provides a light feel. There is an open fireplace with a timber surround that also has a gas connection close by, ideal to fit a gas fireplace or stove should you wish. The original dado rail remains, so although decorated in a modern way, it retains the character feel. On the opposite side of the hall and also accessed directly from the lounge is the dining room. Almost a mirror image of the lounge, with new decor and with the original cast iron range fireplace still acting as a feature in the room. The is a useful under stair storage cupboard and from the dining room you have access into the kitchen. Fitted with cream fronted units which provide ample storage, there is a stainless steel sink, plumbing for the dishwasher and washing machine, cooker point and a wall mounted gas boiler. By the sink there is a rear window so after lunch when your washing up you can watch the children playing in the garden! There is a rear hall giving access to the garden and parking area, also to the utility/former shower room. With a fully tiled floor, WC and sink this former shower room has been more recently used as a utility but if offers great flexibility and is a great asset to the house.

On the first floor you have three bedrooms and the family bathroom. The main bedroom, which is a good sized double, it has windows to the front and rear, with the original cast iron fireplace still in place and has fitted corner wardrobe. The second bedroom is a decent double and the third a single, all of which have south facing windows making them nice and light. The family bathroom has recently had some upgrading, with a white suite, newly fitted splash backs and decor with a shower over the bath. Off the landing is a fitted stair which gives access to the attic. The attic spans the width of the house, it has exposed floor boards with a timber clad ceiling and velux windows to the rear. This offer great additional space to the house, ideal for storage or for the children to play! Outside At the front of the house is a small enclosed paved garden with a pedestrian access gate opening off the public path, this leads to the front door. At the rear of the property is a good sized garden, mainly lawn with a paved seating area, it has mature trees with flowering borders. There is a stoned parking area for two cars and to the side you will find a useful storage shed. A deceptively large space you do not expect when stood at the front of the house! The Location Llanwrtyd Wells is a small town in Powys, mid-Wales, on the River Irfon. With a population of 850, it claims to be the smallest town in Britain. The town is on the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events.

The market town of Builth Wells (Llanfair ym Mault) is located at the heart of Powys, Mid-Wales in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon ? The Upper section of the Wye Valley.
