" If you are looking for a lovely village home then look no further! This spacious and beautifully presented semi detached house offers a superb range of accommodation and is set in large attractively landscaped private gardens. In our opinion the property would be ideal for a growing family or indeed anyone looking for a well maintained house within a pretty Suffolk village. Early viewing advised.

The property is located just off the centre of the pretty village of Pakenham, which has its own post office, and village hall. Pakenham is surrounded by some wonderful countryside and still very much retains the feel of a ?traditional Suffolk village?. The market town of Bury St. Edmunds is around 6 miles away and offers excellent shopping, education and leisure facilities

As previously mentioned the house has been particularly well maintained and has a stylish contemporary feel with large windows and a neutral colour scheme, adding to the feeling of light and space. The property is served by upvc sealed unit glazing and Calor gas fired central heating, supplied by a bulk storage tank. There is a modern gas combination boiler, which we understand was installed in 2012. There is also a fitted water softener.

On the ground floor: An entrance hall gives access to the sitting room and separate dining room. The dual aspect sitting room has patio doors giving access to an attractive decking area. The Kitchen has been fitted with Shaker style units and provides ample storage and worktop space. There is a connecting door to a large utility room with cloakroom and further storage area. The garage can also be accessed from this area. On the first floor: A large landing area leads to the 3 good sized bedrooms and a modern bathroom with corner bath.

Outside
The property is set in large established gardens which are certainly a notable feature of the house. To the front, the gardens include an area of lawn, with shaped flower beds planted with a variety of shrubs and coniferous trees. A gravelled driveway provides ample parking for a number of cars and access to the large single garage. A side access leads to the enclosed rear gardens which afford an excellent degree of privacy and seclusion. There is a large paved patio terrace with pergola, perfect for alfresco dining. The remainder of the gardens are again laid extensively to lawn and are planted with a variety of shrubs and trees.
