" A delightful semi-detached family home situated in the desirable Surrey village of Elstead is prime for modernisation and extension, subject to planning consent.

The rear garden is delightful and in our opinion a very good size for the property with an easterly facing rear aspect, this house features driveway with parking for multiple vehicles with space to extend to the side and rear.

The current layout comprises: entrance hall leading through to the living room with large window to the front of the property. There is a dining room with window overlooking the rear garden. The entrance hall also leads through to the galley kitchen with worktop space on both sides. This in turn leads through to a utility room and downstairs WC with sink. There is also a rear door to the garden. Upstairs there are three double bedrooms, with a family bathroom with three-piece suite. The large landing has access to the loft. The principle bedroom and second bedroom have built in storage.

The cul-de-sac location is popular with families and St James‘ Primary School is nearby, as is the quiet village centre with its small shops and café.

Elstead provides an excellent range of local shops and services which cater for most day-to-day needs including a garage, post office, Spar shop and chemist as well as a doctors‘ surgery, dentist and vet. Situated close by are Godalming and Farnham town centres, both providing a more comprehensive range of amenities. Both towns train stations also provide frequent services to London Waterloo. Access to the A3 is available at Milford and provides road links to London and the south coast.
