" A detached two / three bedroom bungalow with potential to extend or rebuild (STP) with equestrian facilities and outbuildings, set in some 4.4 acres on the outskirts of Cranleigh. The cottage comprises an entrance hall leading to the living room, kitchen, dining room / bedroom 3, family bathroom and two double bedrooms. There is a gravel parking area to the front of the property with room for a number of vehicles and a large rear lawned garden with pond. There is excellent access from the lane via a long driveway leading to the back of the property and the equestrian facilities. These comprise a concrete yard with 8 stables in two timber blocks and permission for a further corner stable. The yard has water and power connected along with telephone and broadband. In addition there is a dilapidated former hay barn and stable with potential STP. There are paddocks to the rear and planning permission has recently been granted for a 60m x 40m sand school. The good access from the front of the property leads to a large area for parking and turning for several large horse boxes. SITUATION
Finchingfield is situated within the hamlet of Rowley, which is just outside the larger, historic village of Cranleigh. This sought after bustling village has a range of high street shops and supermarkets along with a number of small, locally-owned, traditional businesses such as a bakery, butcher and a fishmonger. In addition there is sailing at Chichester, Shoreham and Brighton Marina and racing at Fontwell, Goodwood and Plumpton. While the property lies on the edge of a village, its rural location also offers excellent local walking, cycling and riding on quiet country lanes and the nearby bridleway network links to the Downs Link. There is off-road riding on Smithwood Common, Winterfold Common, Farley Heath and Black Heath and good access to Hickstead and Ardingly showgrounds as well as Sands Farm and Oldencraig Equestrian Centres.
