" A striking and important landmark village house of great character and history standing in an exceptional location in landscaped grounds of about an acre. Norton Bavant is a beautiful illustration of colonial style architecture and contemporary design that we believe was originally built in 1903 by an officer returning from the Boer War.

The property is Grade II Listed and was subject to a comprehensive and very careful restoration in 2004 to create an exceptional family home and take full advantage of all of the features of the original
design. Of note, the restoration, which involved a comprehensive re-build and installation of modern services, won the Conservation and Design Award in East Hampshire in 2004. The house was also a finalist in the 2007 Grand Designs Awards.

The appeal and combination of light, space and character is immediate with a magnificent full height dining hall with American white oak flooring extending throughout the ground floor. The very generous living accommodation includes a large twin aspect drawing room with two sets of double doors
opening out to the primarily south-facing veranda and a beautiful fireplace with a wood burning stove; a family / dining room and a very impressive kitchen/breakfast room with a four oven Aga.

The further accommodation could be arranged to suit a variety of needs with three of the double bedrooms (one with an en suite shower room) and the family bathroom set off the central hallway. An American white oak staircase leads to the galleried landing overlooking the reception hall and provides access to the guest bedroom

(with an en suite bathroom) and the unique tower bedroom with a surrounding balcony and fine views over the grounds towards the village.

The house is complemented by a detached thatched annexe providing self-contained accommodation which could be utilised for guests, staff or relatives. The accommodation includes a large sitting/dining room with bi-fold doors opening out to the front, fitted kitchen, bedroom and shower room. There is also a further detached thatched barn that now provides a garage for two vehicles with a useful storage space above. The property also has
the benefit of a detached office.

The gardens and grounds provide a tranquil and commanding setting for the house with long views over the village to the wooded valley beyond. Norton Bavant is a very rare opportunity to purchase a unique period home of genuine character and
style in a superb village setting.

Situation
The house occupies a commanding location with a principally south aspect and fine views over the village to the front. Wellhouse Road is a small leafy lane of mainly larger detached individual properties standing within their own grounds.

The very attractive and active village of Beech is only about two miles distant of Alton and is surrounded by fine Hampshire countryside within an unspoilt wooded valley between the villages of Bentworth, Medstead and Shalden. The village has a very strong community with a parish church, hall and green. There are a number of foot and bridle paths nearby ideal for a number of country pursuits.

The village of Bentworth, about 3 miles, has a Primary School, public house and church. The village of Medstead (about 2 miles) also has a shop and Primary School. Alton provides a good range of individual shops together with weekly and specialist markets, cinema, sports centre, two secondary schools, 6th form college and mainline station to London Waterloo. The A31 at Alton provides a convenient route to the A3 and M3 linking to London, the coast and beyond.

Public and Prep schools in the area include Alton Convent School, Frensham Heights, Highfield, Edgeborough, Lord Wandsworth College, Winchester College, The Pilgrims' School, Twyford, Bedales, Churchers and St Swithin's.

Outside
The house stands within attractive landscaped grounds providing a stunning setting with broad expanses of lawn together with well stocked flower and shrub borders and variety of young and
mature trees. A veranda takes full advantage of the predominantly south aspect to the front and provides an ideal outside entertaining area and adjoins the sitting room and reception hall.

The house is approached via a pair of electric gates and a sweeping shingle driveway providing ample parking and access to the detached double garage, annexe and office. Timber shed. "
