" Sitting in a quiet and attractive Victorian street up on high ground and with delightful views across to Guildford Cathedral, this is a wonderful Victorian home of beautifully light and well proportioned accommodation that has a wonderful, warm character feel throughout such as only comes from properties of this era. On the ground floor there is a charming sitting/dining room with polished wooden floor boards and a central open working fireplace in the sitting room with a stone surround and hearth which creates a lovely focal point for the room. To the front there is an attractive bay window while at the back double opening doors lead out onto a delightful terrace and the garden beyond. The kitchen, likewise on the back, is also an excellent size and is fitted out with a range of wooden units and stainless steel appliances and also has a stable door leading out onto the terrace and garden while beyond the kitchen is a downstairs cloakroom which also has space for some of the utilities. On the first floor there are two double bedrooms and a single and a very well fitted family bathroom with two sinks, partly tiled walls and a stainless steel radiator and from the landing there is great potential to convert the loft to create a fourth bedroom and indeed second bathroom, should an incoming buyer so wish. At the back of the house there is a delightfully sunny, westerly aspect garden with a terrace to one side that leads up onto a decking area with a covered loggia and from there up onto a garden that is principally laid to lawn with a timber storage shed at one end.
