LOCATION
Church Gresley is a bustling village close to the South Derbyshire town of Swadlincote. The property is located close to the centre of the village with shops, schools and parks all within walking distance. DESCRIPTION- GROUND FLOOR
The property has gas central heating and UPVC double glazing throughout. To the front of the property is the entrance doorway which opens up into the lounge/dining room. The lounge/dining room is a large open plan room with stairs in the centre leading up to the first floor. Situated to the front is the formal lounge area with gas fire, and dark stone surround. Off the dining area to the rear is window overlooking the garden, and door into the kitchen. The galley kitchen is located at the rear of the property and has a good range of white wooden wall and base units, space for kitchen appliances and flagstone tile flooring. Leading off the kitchen is the door to the garden.

At the top of the stairs is the landing with doors to the bedrooms leading off. Situated to the rear of the property is the master bedroom, a good size double room with views over the rear garden. Bedroom two is at the front and is also a good size double room. Bedroom three is also at the front and is a good size single room, currently used as an office. Completing the accommodation on the first floor is the family bathroom situated to the rear. It has a modern three piece white suite with electric shower over the bath.

OUTSIDE
To the front of the property is a small fore garden laid to stone. A shared entry is accessed in-between the two terraces and provides access to the private rear garden via the gate. The garden is long and sectioned into patio and lawn area's. At the bottom of the plot is a shed. Lastly the neighbouring property has right of way across the garden.

From our Newton Fallowell Swadlincote office turn right onto Midland Road, right again onto Civic Way and right at the roundabout go straight ahead to the second set of traffic lights next to Morrisons Petrol Station. Continue ahead and take the first exit at the island onto Coppice Side, taking the 3rd right onto York Road, continue along taking the 3rd left onto Oak Street, then left at the Oak Public House onto Regent Street, where the property can be found on the right hand side as identified by our FOR SALE board.
