" It's sometimes difficult to find a three bedroomed family home with enough space for the children, with enough rooms to entertain in, with enough parking for the guests (and children when they come of age) and with a big enough garden to host the family... and the football squad practise. However - we do believe what we're offering here would, indeed, fit the bill. But of course, don't take our word for it - book your viewing to seal the deal!

Making your way down Hoylake Road from Moreton Cross in the direction of Meols, the property is the second to last dwelling before the cross roads leading on to the locally named Meols Stretch (with Carr Farm and beach close by). With ample parking to the smartly presented block paved driveway, the vestibule entrance then leads on to the bright and welcoming reception hallway. The ground floor accommodation comprises a selection of rooms, to be divvied up amongst the family; there's a large sitting room to the front with an attractive bow bay window, affording a huge amount of light to the room. This makes for a great everyday room, to be enjoyed by you, the kids, or both! Moving to the rear of the house, there's a cloaks cupboard for those hats, scarves, boots etc, then on to what is now utilised as the formal dining room. Another beautifully bright room here, aided by the neutral decor and sliding doors opening through to the conservatory. The dining room is of a generous size, and as it's situated next door to the kitchen, makes for a spiffing entertainment spot! Special mention here for future potential, as we have it on good authority that many on the run of these privately built homes on Hoylake Road have indeed taken the wall out between the diner and the kitchen, making way for an all singing, all dancing family kitchen extravaganza - certainly something that could be done here - with relevant planning and permissions, of course! Although, we have to say, that as it currently stands, we very much love it! As mentioned, off the diner is the conservatory - a great additional TV room - one to enjoy the latest Le Carre novel, or TV adaptation - or one to give up to the children for the X-box or Playstation! Either way, there's a great view out onto the garden from here. Completing the set is the fully equipped kitchen - with integrated double oven and hob, a collection of attractive fitted units and a rather handy walk in store cupboard (making use of the under stairs space) with a further fitted unit, space for your microwave (or fridge, perhaps) and shelving space too - hugely helpful if you ask us! There's a door out to the side elevation and garden from here, as well as another pretty view out to the garden from the window. Up the stairs to the first floor provides access to the bedroom accommodation, services and loft. There are three good sized bedrooms here - two generous doubles front and rear, with wall to wall, floor to ceiling wardrobes - providing storage for a vast amount of clothing etc. The third is adequate enough to negate bedroom arguments from the children. And again, in the future, if you wish, and with relevant permissions, you could go up into the loft, providing another playroom, or, of course, bedroom. Externally, as mentioned, there is ample parking to the frontage, as well as access down the side of the property, through the gate, to the detached garage and vast garden. There are two sections to the garden, the first, perhaps for the adults to enjoy the borders, and a tipple... And the second, for the footballers
etballers/skipping rope enthusiasts amongst you - the space is absolutely spectacular!
