" More greenery surrounds this gorgeously welcoming of traditional semis than you first might assume: from the young Laburnum tree and privet hedging to the front of the house to the mix of borders, 'Sweet Heart' silver birch tree to the bottom of the rear, along with lawn and most importantly a substantial patio to sit and enjoy....

For this is a family house with all sorts of character and pleasant, as well as considerably private, out door space to enjoy; whilst within is a particularly comfortable and appealing home. (Please note garden photos where taken late afternoon, early September). It also benefits from an Air Source Heat Pump (ASHP) which transfers heat from outside to inside the property. A few of the original character features to look out for: the black and white terrazzo tiled threshold along with a stripped and varnished pitched pine front door with appropriate door furnishings; matching internal doors and fine hand rail and staircase - these complement the 'sympathetic' additions which include an engineered 18mm solid oak tongue and groove floor covering which extends across the ground floor. A fairly recent introduction to the house are the shutter blinds to the front of the house; these also complement both the white and oak finish to the pvc double glazing (the double glazing along with the gas central heating extends throughout the house) And with regards to the accommodation, the standard of presentation doesn't faulter, in our view. Our favourite room is what is the hub of the house - a combined living/dining and kitchen room. Perfect space for either a young or not so young family to congregate in. And on a more practical note the kitchen has ample work space and units to match. For 'bests' perhaps, is the front room. A particularly attractive room with its deep square bay window - to match the bedroom window above. Both reception rooms have open working fireplaces as central focal points to each. Upstairs and there are four bedrooms off an attractive landing area. A fresh, combined bathroom services these bedrooms, Locator For Sat Nav: CH44 2DA. A handy spot, Lycett Road is a none through road, central to the village and a nice easy stroll to the station for Liverpool or the bus stop for school.
