" NO ONWARD CHAIN AND NEW ROOF IN 2013 - Much more here than may first meet the eye. Of course there's still some Victorian detail: see the tiled floor threshold and the carved woodwork to the vestibule door, for example. Then, and perhaps more importantly for a young family, there's the utility room and separate ground floor cloakroom tucked well away from both the hall and kitchen areas. Then there's the surprise of the garden...

A surprise in that most if not all other houses along this road (and parallel roads) come with rear yards rather than genuine green outdoor garden space. In fact this garden has both a good chunk of decked patio and a very useful brick built outhouse too. Back to the house itself and to the hall. After the vestibule the hall is a nice traditional area with under stair recess, large enough for a piece of furniture and lamp. Off here are the reception rooms. The front room has a deep pvc bay window, is soft in colour design and Victorian style fireplace and pine surround with an effective living flame gas fire. Open through from the hall to the rear and you enter a substantial open plan living/dining and kitchen area. In their refurbishment of the house the owners decided upon introducing a black and red quarry tiled floor of a style and finish very apt to the period of house and especially for a kitchen area. Here the tiles are laid throughout all this fab space - it creates quite an affect, warm, Viictorian and practical. To one side you have the dining quarters with period fireplace and french door to the garden, to the other acres of modern work tops and light oak effect contemporary units and it includes a new breakfast bar for four (with chairs); a washing area looking out to the garden and with the main kitchen area to the other side giving packs of space for storage and food preparation. Better still is the fact that the noisy white goods can be installed away from here in the utility room, beyond which is the ever important downstairs loo. That leaves a huge amount of combined living, dining and kitchen space, open plan and one you'll spend most in day to day. A nicely presented and recently decorated hall, stairs and landing leads up to a good square landing area and to four great bedrooms. As you can see, the smallest, by no means a 'box' room, is dedicated to study work. The two doubles are nice big room with the main front bedroom collecting all the morning sunshine. Double bedroom number three is a super child's size double. The bathroom is near to new too, fresh, white, tiled and not a bad size either. This room, with a window, is more or less central to the landing area and bedrooms. The garden we've mentioned. A great asset, especially given it's so rare in this house type, in this location. The front of the house is pristine with new gate furniture and external decorations. Locator A ten minute walk up into the village or less still if you stop off for lunch in The Shrew first. Buses on Woodchurch Rd take you into town and to the train station for Liverpool and work.
