" A home in tip top presentational condition - 10 out of 10 from us - and no doubt from you when you come for a view. And lots to look out for in this larger and extended three bedroomed semi with its garage, extra room, bigger garden, larger third bedroom........

Location, location First though to the outside of the house and to the position of the house, both big features in their own right. Clearly a great spot if you've little ones attending Townfield Primary. Great too if you need to catch the bus to the station or for town. But great also for the fact that whilst this is such a central and handy spot, once passed the gate and over the six foot plus wall and fence boundary, there is a huge feeling or privacy and enclosure. Either, or The fact that the rear access of the house has become the every day 'front' entrance due to driving the car up to (and occasionally into) the garage with access from Calveley Close itself, gives that added feel of being separated from the goings on along Townfield Lane. Walk up along the garden path and you'll see how protected it all is. Nice touches Returning to the house, this show house, and you'll appreciate a well presented home. From the feature internal glass doors, the near new pvc double glazing system and the standard of beech kitchen units and neutral earth tiling, to the bright, fresh and tiled bathroom and the welcoming hall and landing areas and extensive wardrobes furniture to the main bedroom. All looking in really great shape. Compare Perhaps more importantly to some is the size of what looks like a standard three bedroomed semi. If you compare the floor plan below, you'll see the significant differences. There are three 'entertaining' rooms here. The front living room

(with stairs separate and within the hall area), an opening to the dining quarters (that you could make separate too if preferred) and the sitting room. A multi function room for all sorts - and comes with its own useful storage facilities. Bigger, larger The oak effect laminate flooring through these two last rooms of course accentuates the feeling of space - and good space it. Meanwhile the kitchen is smart, functional and tidy - and has a view over Townfield Lane- so you can keep an eye on what's happening around you from your very own advantage point. Up at first floor Not often we take a photo of the landing but it seemed pleasant space too and off here are the three bedrooms all with something to offer. The front bedroom has packs of wardrobe furniture, wall to wall as well as a great view over to wales (on a clear day). The second double bedroom, as you can see, has its own mirrored robes whilst the third bedroom feels bigger than the standard box bedroom size - brighter too and with a different view. And above this charming landing area is more useful space. The loft has a loft ladder and is boarded - for all those Christmas decorations and much more besides... Outdoors The decking abutting the side of the garage is a tremendous sun trap - all day. The conifer, about mid way and tucked to the side of the house, next to the boundary of next door, allows for 'neighbour privacy'. The depth of the garden is more than ample, in fact generous compared with many, for growing children - safe too, being so well enclosed. Locator All in all, as we said earlier, a lot going on and to look out for in this very comfortable modern semi. To find it, Sat Nav: CH43 2NE. You'll see our for sale sign near to the school.
