Hallway leading to two Bedrooms (16'10" into the bay x 12'10" and 11'0" x 12'10"), a Living Room

(15'0" x 10'9") and through to a Fitted Kitchen (10'9" x 9'1"), Rear Lobby providing access to the outside and Bathroom. There is an inset oven and hob, stainless steel sink unit and gas fired boiler. In the bathroom there is a bath, wash hand basin and w.c.

There are radiators  and the heating system appears to be plumbed in fully, however, nothing fitted has been tested and we are unable to offer any assurances as to condition.

 
FIRST & SECOND FLOOR FLAT  
Stairs lead to a first floor landing and a large Bedroom with a wash hand basin and looking out onto the rear aspect (19'5" x 10'8"), there is a Bathroom with panelled bath, wash hand basin and w.c. plus a separate w.c.. The Kitchen has no fitted units and is largely a shell, there is a gas fired boiler mounted to the wall, but again this has not been tested (12'11" x 10'11"). The Living Room is a large room with fireplace and bay window to the front aspect (17'2"into the bay x 16'10"). 

Further stairs lead to the second floor, there is a half landing with access to Attic Storage space (26'5" x 6'6" ) and there are two further bedrooms (12'10" x 11'10" and 16'10 x 11'10").

There is a forecourt area to the front of the property whilst the rear garden is enclosed and features a former garage (minus the roof).
