" A semi-detached period house in a fantastic secluded location, close to the village centre yet well away from any passing traffic.

Hills View is a lovely small no-through-lane of 10 period houses, very conveniently set at the village end of Hinton Way, close to the post office.

It carries no through traffic at all, with just the houses at the top using it to access their properties. From number 8 onwards it becomes a footpath as the last three houses have their car parking behind, making it incredibly peaceful for such a central position in the village.

It is a few minutes walk from the mainline station, with regular trains to London and Cambridge and the main village shopping area around Woollards Lane is less than half a mile away. The DNA cycle path to Addenbrooke's and on to the city is around the corner.

The house has been extended to provide generous living space on the ground floor and three bedrooms and a large bathroom with separate bath and shower on the first floor. There is a cosy front-facing sitting room with a fireplace and a generous living / dining room with hardwood flooring at the centre of the house that opens through French doors onto a terrace at the side. At the back of the house is the kitchen which has a vaulted ceiling with roof lights and opens on to the garden. Off an inner hallway there is a large utility room. There is a lawned front garden with a side pedestrian access round to the rear. The mature, lawned rear garden faces south west into the afternoon and evening sun and has excellent privacy. At the far end is an older garage providing useful storage space and beyond this a parking area for 2 cars with access from Birch Trees Road at the rear. At present the kerb is not dropped to allow cars on to the hardstanding, but the right of access is there.

The overall rear garden, from the back of the kitchen to the far end of the hardstanding is about 27m x 9m / 90ft x 30ft.

There is gas fired central heating to radiators and the house is for sale with no onward chain. Great Shelford is one of the most sought-after villages south of the City thanks to its easy access to town and Addenbrooke's by road, regular buses, car-free purpose built cycleways and train from its mainline railway station that also goes direct to London Liverpool Street.

The historic village centre has excellent day-to-day facilities including two small supermarkets, a convenience store, a deli, hairdressers, doctors, dentist, dispensing chemist, two pubs, restaurants and more. The primary school is very well regarded and there are various community facilities and social clubs. The large recreation ground has a new pavilion, tennis club and sports pitches and annually hosts the excellent Shelford Feast festival.

It is a great community for those looking for a balance of convenience and traditional village feel and offers the real possibility of living day-to-day without the need to regularly drive out of the village. "
