" A beautifully presented, extended, mid terrace home located close to the village centre, with a generous garden and off road parking.

The property has recently been extended and now has a lovely bright kitchen / diner with a vaulted ceiling and roof lights which flood the room with natural light. The owners have also refitted the bathroom and cloakroom and updated the property throughout.

The entrance hall to the front of the house has been extended and is spacious and welcoming, with a modern cloakroom located off. The kitchen / diner extends across the whole of the rear of the property, with the kitchen area extensively fitted with a range of floor and wall mounted cabinets there is an integrated dishwasher and space for a washing machine and a range cooker. The dining area has double doors opening to the patio and has lovely views over the gardens.

The adjacent sitting room is very generously proportioned and has a fireplace fitted with a wood burning stove.

The first floor landing is spacious and has a light tube which provides natural light over the stairwell and this opens to two double and a single bedroom. There is also a modern bathroom fitted with a bath, separate shower cubicle, w.c. and hand-basin.

Outside the front garden is block paved to provide parking, there is a shared path which leads to a secure gate which opens to the rear garden. Sawston is one of the largest villages to the near south of the City, situated about 3 miles from the City boundary and around 4 miles from the Addenbrooke's campus. It also gives excellent access to the M11 (J10 3 miles). There are good cycle routes to the mainline railway station at Whittlesford (1.5 miles) and the science parks at Babraham

(2 miles) and Abington (3.5 miles).

The village has a fantastic range of local shops including a small supermarket, various restaurants and takeaways, an excellent modern health centre, primary schools and the high achieving Sawston Village College which has a sports centre, gym and swimming pool that are open to the public. There is very little need to leave the village for day-to-day living. "
