5 Chalky Road is situated in a highly sought after area, on the former Land Settlement at Great Abington. Its in a cul-de-sac position, approached by a private road, and surrounded by open farmland. Its layout offers versatile accommodation.

On the northern edge of the former Land Settlement, it is a short walk to the bus stop on the No.13 route, with half hourly services between Cambridge and Haverhill along the A1307.

Also within walking distance of all the village facilities of: Post Office and General Store, Pub, serving Thai food, Primary School, two Hairdressers, and the Village Institute, which provides films, events and lunches for the community.

Granta Park Science park, and The Welding Institute are also with walking distance.

Very well placed for access to Addenbrooke's Hospital, the Cambridge Biomedical Campus and The Brabraham Institute.

There are three Churches in the village.

The University City of Cambridge is approximately 8 miles away, M11 (junction 10). The picturesque market town of Saffron Walden, lies about 7 miles to the south, with Haverhill 10 miles, and Newmarket 12 miles.

Further facilities are available in nearby Linton, about 2.5 miles away, including Shops, a Library, Restaurants, Pubs, Dentists, Health Centre, Sports Centre and the Village College, which is now an Academy School, with an outstanding Ofsted report.

There is excellent access to London via the M11 (junctions 9 or 10) and Whittlesford Railway Station, approximately 4.5 miles, (Liverpool Street 63 minutes).

Further information about village life can be found at The Abingtons website.

A prime feature of this property is that the house sits on a plot of approx. 0.6 acres. A beautiful landscaped garden with lawns, mature trees and shrubs, with a driveway and off road parking. The garden, which faces south, is divided into several distinct areas affording an extremely quiet, peaceful location. There are 3 ponds which altogether create a tranquil and informal wildlife friendly space.

There is a Summerhouse/Playhouse with decking outside, a Garden Shed, and a very useful Barn.

Barn. The external dimensions of the Barn are approximately 10m. x 6m. The Barn is divided internally into a Garage and Workshop, a space that can be used as a Home Office or Gym, and a Storeroom. The roof space has been boarded over to create more storage. Separate electric services, outside water tap, outside electric supply and security light.

The present owners have lived here since 1987, making lots of improvements to the house and turning a meadow into a garden of exceptional beauty. The sun creates a complete arc, rising in the east field. 12 noon is central to the house and sunsets in the west field. Views of the night sky are also easily visible from garden and windows.
We are visited by different birds and animals which we have encouraged with the garden design. Many hours of pleasure and excitement observing nature. We have overseen a garden that is formal in places, but allows nature to provide. We hope the next custodians love and enjoy it as much as we have.

FURTHER DEVELOPMENT
In recent years planning permission has been granted to some residents of the former Land Settlement to convert their existing Barns into Annexes. Details of some of these can be found on the South Cambridge District Council Planning Portal. Planning references:- S/2596/13/FL, S/2596/13/FL, S/1673/15/FL, S/1673/15/FL, S/2086/14/FL, S/0734/15/FL.
Also the Parish Council are currently pursuing a plan to allow residents to build another dwelling on their property.
The relevent passage in the Council's proposal is as follows:
Each of the original 62 houses (on the former land settlement) may be allowed to convert one existing outbuilding to a dwelling.
A copy of the full details of these proposals is available to any interested parties.

The vendors have informed us that Chalky Road is now served by fibre optic broadband. The fibre optic cables run to a cabinet on the Pampisford Road, and then on copper to the house. BT are offering estimated speeds now of up to 38mbps.
