MODERN DINING KITCHEN: with integrated fridge freezer, dishwasher, stainless steel double electric oven, halogen hob, chimney extractor and plumbing for washing machine
LOUNGE: with feature glass brick wall, French doors onto balcony, inset halogen spot lights
BEDROOM ONE: double room with views across Maryport
BEDROOM TWO: double room with ensuite including wash basin, WC and shower in cubicle
FAMILY BATHROOM: bath, shower over with glass screen, wash basin, WC and vanity unit, extractor fan and towel radiator EXTERNALLY There is dedicated parking to the side of the property and communal landscaped gardens. FACILITIES Heating is by way of gas central heating. DIRECTIONS Travelling to Maryport from the Flimby/Workington direction, turn left onto Senhouse Street, continue straight to the end of the road and across the bridge, turn left and the Ellen Wharf development is on the right hand side.
Travelling to Maryport from the Cockermouth direction, take the A594 going through the villages of Dovenby and Dearham until you reach Maryport. At the traffic lights turn left and then second right onto Senhouse Street and follow the above directions. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX We have been advised by Allerdale Borough Council (01900 702530) that this property is placed in Tax Band B RESTRICTIONS At the landlords request no pets or smokers.
Tenants claiming Housing Benefit will not be permitted by the landlord. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial six months fixed term.
Should a short-term let be agreed (i.e less than six months) with the landlord, an administration fee of ?125.00 plus VAT will be payable to Grisdales.
