All windows have fitted curtains or blinds. DIRECTIONS From Cockermouth take the A66 in a westerly direction and at the Brigham/Broughton turn, turn left into Brigham. Proceed along this road, passing Brigham School, through Broughton Cross and take the second turn into Greysouthen. Go into the village, passing the village hall on the left, go up the hill and Fletchers Croft can be found immediately in front. Bear right to drive parallel with Fletchers Croft, take the next left turn and this will take you into the parking area at the back of Fletchers Croft. THE RENT Rent is paid on a calendar monthly basis, in advance, and excludes charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. The deposit will be held by the Deposit Protection Service (a custodial service scheme in accordance with the Tenancy Deposit Legislation) and returned to you in accordance with the Tenancy Agreement. COUNCIL TAX Allerdale Borough Council (01900 702530) advise that this property is in Tax Band B. RESTRICTIONS At the landlords request pets or smokers are not permitted.

If you are a company applying for the property an application fee of ?250 + VAT is required.
If, after you have taken possession you decide to share with a third party you must obtain the consent of the landlord or agent. The applicant will need to pay an application fee of ?200 (inc VAT) for references and the preparation of new paperwork. If you do not obtain consent a charge of ?350 will be made for referencing and the preparation of new paperwork.
