" This opportunity offers both habitable existing property, which could benefit from some works and possible extensions, situated on Sixty Acres Close, as well as an independent level site with full planning permission to construct a 3-4 bedroom detached chalet bungalow on Bowden Way, a quiet cul-de-sac location. The properties are located in the sought-after village of Failand some 3.5 miles from Bristol city. This is believed to be the last residential building plot in Failand.

The existing bungalow was originally designed in the late 1960's to be a chalet bungalow with 2 bedrooms downstairs and 2 bedrooms upstairs. The construction of the upstairs bedrooms never happened but the space and structural ability was put in place. Therefore subject to building regulation approval and installation of a staircase it is possible to convert the existing 3 bedroom bungalow into a 4 bedroom chalet bungalow. It has a substantial foot print and is in need of cosmetic redecoration. It occupies a broad plot with a sweeping arched driveway and ample parking, as well as a tandem garage and attached 1 bedroom self contained annexe. The bungalow has a west facing rear garden bathing it in sun throughout the day.

THE PLOT:

This level building plot located at the rear of the bungalow on Bowden Way which has full planning permission, in perpetuity, for the construction of a detached 3-4 bedroom chalet bungalow. The design was originally approved many years ago and may benefit from some minor amendments to both its look and layout which we understand would be easily achieved subject to the necessary permissions. The site is level and cleared and is situated in a quiet cul-de-sac. All services ready.
