" Description    A 1960/70s built family home in the sought after village of Ringmer. Built in a Georgian style, the property is approached via a driveway and side door with portico entrance and door into reception hallway with stairs to first floor landing and door into downstairs cloakroom. The cloakroom comprises low level WC and cistern, wash hand basin with fitted cupboard under and UPVC window, as well as wall mounted storage cupboard and tiled splashback. The living room area is open plan with the dining room and features a large UPVC bay window, feature marble fireplace and hearth with surround and gas effect fire, large storage cupboard to the side, two radiators and coved ceiling. The dining area has double aspect with window to the side overlooking the driveway and UPVC French doors to the rear opening on to the rear garden.

.    There is a under stairs cupboard housing gas meter, electricity meter and consumer unit. Further doorway leads into the kitchen which has vinyl floor and wall mounted units beneath a roll-top work surface with inset stainless steel sink unit with mixer taps, space for washing machine as well as freezer and cooker. There are tiled splashbacks beneath the wall mounted cupboards with ample drawer and corner units also. Space for free standing fridge/freezer. There is also a wall-mounted gas central heating boiler and UPVC window and door leading to the rear garden. Stairs lead from the reception hallway to the first floor landing with UPVC window, airing cupboard housing hot water cylinder and shelving, control panel for the central heating system, access hatch to boarded and insulated loft with extending ladder.

.    Bedroom one has a feature bay window and delightful views across roof tops and to open fields and also has double built-in wardrobe. Bedroom two is facing to the rear garden with a UPVC window and also has a double built-in wardrobe. Bedroom three is presently used as an office and has a double aspect to the side and front through UPVC windows, as well as built-in over stairs storage cupboard. The family bathroom is a modern suite comprising a panel bath with thermostatically controlled shower with attachment above, wash hand basin with vanity unit beneath and low level soft close WC. There are chrome effect towel rail, double aspect with UPVC opaque glazed windows to the side and rear.

Outside    The front garden is open plan and laid to lawn with established plant and shrub borders at the top and bottom ends. There is a paved driveway which leads up to the detached garage and gated side entrance with brick wall. The garage has an up and over door and space for tumble dryer with power, lighting and side glazed door to rear garden. The rear garden is unusually large and is laid to lawn with paved pathway leading in a maze style direction through the garden to the far end. There are three timber built sheds providing storage and potting use. The well established garden has perennial plant, tree and shrub borders and delightful seating at the far end which enjoys the morning sun.

Situation    Delves Way is located within the picturesque and sought after village of Ringmer and is just behind the village green, which during summer months, both cricket and stool ball can be played and enjoyed here. In addition, there is a children's play area located at the far side of the green and the village parish church is located just behind. Opposite the green is one of the two local pubs and in nearby Springett Avenue is the parade of shops serving the immediate community, which includes a bank, dentist, butchers, bakers, greengrocers, general store with post office, hairdressers and fast food takeaway, as well as restaurant. Opposite the parade of shops, is the recently opened doctor's surgery and pharmacy. To the south of Ringmer, is the historic town of Lewes with its wider range of high street banks, building societies, as well as boutiques and wine bars. There is also a retail park which includes a supermarket. There is a mainline railway station with services to and from central London via

.    Haywards Heath in just over an hour and a half. There are regular bus services between Ringmer, Lewes and Brighton, as well as to the north and nearby Uckfield. On the outskirts of Ringmer is the famous Glyndebourne Opera House, which is just a few minutes from the village centre.
