" Description    This modern semi-detached family home, being the subject of much improvement and refurbishment over recent years, offers ideal accommodation for a family or retired couple. The property is approached by a Georgian style front door opening into a reception hallway with wood effect laminate floor. Inner door to the living room which opens to the dining room. The living room features a UPVC bay window with side aspect and has a modern integral fireplace and alcove storage. There are two feature wall lights and the room opens into the dining area which has a walk-in under stairs storage cupboard with consumer unit. There are two fully glazed UPVC French doors which lead to the garden. The kitchen is open plan to the dining area via an archway. The kitchen is modern in design with slate work surfaces on four sides with inset one and a half bowl stainless steel sink unit facing to the garden. There are floor and wall mounted kitchen units finished in teak with corner storage cupboards as well as drawer u

There is a built-in double oven with inset four ring gas hob above, together with a stainless steel extractor hood fitted on the wall. There are two backlight display units either side of the cooker hood, tiled splashbacks and recessed down lighting. The floor compliments the units and is finished in an oak effect finish. From the reception hall, the stairs lead to the open ballustraded staircase and landing which has a large airing cupboard housing hot water cylinder. There is loft access via a hatch which has a light and is partially board. The master bedroom features a floor to wall UPVC bay window with side aspect and there are triple built-in mirrored wardrobes with sliding doors. Bedroom two faces to the rear and overlooks the delightful garden, has a UPVC window and radiator. Bedroom three is presently used as a walk-in wardrobe and enjoys a front aspect UPVC window and radiator.

.    The family bathroom has been completed modernised with polished tiled floor cover and has a white suite comprising panel bath with centrally located mixer tap and chrome effect heated towel rail with tiled walls above. Situation    Delves Way is located within the picturesque and sought after village of Ringmer and is just behind the village green, which during summer months, both cricket and stall ball can be played and enjoyed here. In addition, there is a children's play area located at the far side of the green and the village parish church is located just behind. Opposite the green is the local pub and in nearby Springett Avenue is the parade of shops serving the immediate community, which includes a bank, dentist, butchers, bakers, greengrocers, general store with post office, hairdressers and fast food takeaway, as well as restaurant. Opposite the parade of shops, is the recently opened doctor's surgery and pharmacy. To the south of Ringmer, is the historic town of Lewes with its wider range of high street banks, building societies, as well as boutiques and wine bars. There is also a retail park which includes a supermarket. There is a mainline railway station with services to and from central London via Haywards Heath

.    in just over an hour and a half. There are regular bus services between Ringmer and Lewes, as well as to the north and nearby Uckfield. On the outskirts of Ringmer is the famous Glyndebourne Opera House, which is just a few minutes from the village centre.
