" Description    A semi-detached family home with three bedrooms located in the popular village of Ringmer. This modern property is arranged with its through lounge/dining room with feature hard wood floor and French doors opening to the rear garden with large bay window to the front. The kitchen has floor and wall mounted units with built-in double oven and inset gas hob with extractor hood above. There is a one and a half bowl sink with mixer tap, UPVC window and door out to garden One wall is wood panelled in part and there is spot lighting. On the first floor, there is a separate WC comprising low level WC and cistern and also a separate bathroom with panelled bath with tiled walls above, wash hand basin inset to vanity unit and UPVC window. Bedroom one and two both have built-in double wardrobes with the master bedroom also featuring a large picture bay window to the front. The third bedroom has a built-in wardrobe behind the bed area. There is gas central heating installed, the windows have

.    been replaced with UPVC units, as well as on the soffits and the fascias. To the side is the driveway with garage and the rear garden which is backing onto the village green.

Outside    The driveway is block paved and provides off street parking for a number of vehicles with an open plan garden with perennial plants and bushes. There is also an open plan lawn area shared with the neighbouring property with an established border to the front of the house with climbing plants by the door. The garage to the side has an up and over door, power and lighting. The rear garden, with access via the steel gate from the driveway, has a patio to the rear of the house, is laid mainly to lawn with step pavers leading down to a well established garden with feature trees. There is a garden pond which is home to a variety of wildlife with a small footbridge over leading to the far side of the garden. There are also a variety of fruit trees and bushes and a timber playhouse to the rear of the garage.

Situation    The property is located in central Ringmer a short distance away from the nearby shops in Springett Avenue which cater for the local village. The shops include a butchers, baker, florists, hairdressers, general store with post office, restaurant, fast food takeaway and nearby doctors and pharmacy. In nearby Lewes Road, there is a high street bank as well as dentist surgery adjacent to the local village inn and opposite the village green which, during summer months, hosts both cricket and stool ball. The village hall is located opposite the village green and nearby village church. There are regular bus services through Ringmer to nearby Lewes with a wider range of retail facilities including boutiques, restaurants and wine bars. There are supermarkets, as well as retail warehousing. Lewes also has a mainline railway station with services to and from central London as well as Brighton and Eastbourne. Services to London going via Haywards Heath in just over an hour and a half.
