" Rutland Court is situated in the quiet and highly residential New Church Road in upmarket West Hove. Being built in the art deco period it really does stand out and offers a style of its own.The communal grounds include a drop off bay to the front of the building, communal gardens and a garage situated to the rear which has been converted into a residents bike shed (our vendor informs us that there is an additional annual charge for this service).The apartment itself has been tastefully finished and really must be seen to appreciate it fully. The through lounge/dining room is the perfect place for gathering friends and family and hosting dinner parties.The balcony is of a sunny westerly aspect and is the ideal spot for sunbathing in the summer months or simply relaxing with a cold glass wine. Other features include gas fired central heating and double glazed windows throughout.New Church Road leads into the local shopping area where you will find a Tesco supermarket and many boutique and High Street shops, as well as a vast choice of many fine restaurants, cafes and bars.To the south and just one street away you will find Hove's award winning beach, promenade and the famous Hove lawns where many festivals are held. Viewing is essential to appreciate what this stunning home has to offer!

When I first viewed Rutland Court I was quite taken with the style of the building and the 1930's features. The well manicured grounds, wood panelled entrance ways and brass handrails provided a sense that the building was well maintained.The location was a bonus, it was central but quiet and within minutes I could access the seafront, shops and fabulous local restaurants and bars.I first moved to Rutland Court 6 years ago and 4 years later when a larger flat became available I jumped at the opportunity to buy it. I have been very happy at Rutland Court and it's only the lure of a more rural lifestyle that has tempted me to move.
