" This large 2 bedroom ground floor apartment is positioned in Avalon, just a stroll to Evening Hill, Poole Harbour and the shops in Lilliput Village. Available immediately on a long term basis. The property comes with a private garage and private patio which overlooks the stunning communal garden.

This two double bedroom ground floor apartment is spacious and comfortable. Every room within the property is a good size, the living space in particular is fantastic and has views over the beautifully kept communal gardens. The private patio can be accessed from either the living room or the master bedroom, its a perfect place to enjoy a cup of tea in the morning or glass of wine at the end of the day.

The entrance hall to the property is big and has three storage cupboards, these are the perfect stow away for things like the hoover, ironing board and shoes and coats. Storage is important to everybody, both of the bedrooms have fitted wardrobes meaning you will never be short of where to put things. The master bedroom has a large ensuite bathroom with a full size bath and the main bathroom has a bath and seperate shower too. Because of the size of this property, it is an ideal rental for friends sharing, a family or even two couples sharing.


Parking is something vital to most of us these days, Apartment 2 has its own private garage which has light and power, the door also has a remote electric opener making it easy to access and on a rainy day... brilliant. With parking charges being introduced in the area, this is worth its weight in gold.

Avalon is tucked away as you drive through Lilliput and towards Evening Hill and Sandbanks, the close is peaceful and quiet. From some areas of the communal gardens you can see glimpses of the water in the harbour.

Poole Harbour is the 2nd largest natural harbour in the world and haven to boats of all sizes. There are of course numerous yacht clubs, marinas and slipways. From Evening Hill you can watch the spectacular sight of kitesurfers and windsurfers in the harbour and feel as if you can almost touch the kites. If the water isn't your pastime, On the doorstep of Parkstone Golf Club which is in the top 100 golf clubs in the UK. There is also a big cycling community in the area with a favourite venue being to cross over on the Sandbanks chain ferry to the Purbeck Hills. And Dorset's Jurassic Coast is a key destination in the UK for walkers. These hills guard the harbour and create the special microclimate that the area is famous for. Less energetically you can walk down to the famous Sandbanks beaches for a lazy day in the sun.

This is a wonderful location for entertainment and eateries, much within walking distance. A Sunday morning stroll down to Sandbanks can be rewarded by a bacon sandwich at Jazzy's cafe or up to Lilliput's famous Mark Bennett's award winning patisserie for a coffee and a cake. Lilliput is also home to Koh Nai's Thai Tapas. For young, fun nights out try the close by vibrant Ashley Cross. And there are a couple of great pubs in Canford Cliffs village. Also in the village, for the ladies, is the highly respected HNB hair salon and spa.

Or perhaps the best evening out is to walk 5 minutes to Evening Hill with fish 'n chips and sit on a bench and watch the fireworks exploding over the harbour.

For local shopping there is a Tesco Express in Lilliput, great for grabbing last minute essentials, or its a short drive to Westbourne where there is a M&S Simply food and in Branksome there is a large Tesco store and a Lidl for the weekly shop.

The local schools are excellent. At primary level, Lilliput first school is Ofsted rated outstanding. Baden Powell and St Peters rated good and at secondary level St Edwards and both Poole and Parkstone Grammars are similarly rated.

For travel for work or pleasure out of the area, there are direct rail services today to London (under 2 hours) and Manchester. From Avalon, you are a couple of miles from the Wessex Way with at least dual carriageway to the New Forest, Southampton and the UK motorway network. Bournemouth International Airport is the fastest growing in the UK. And from Poole there are daily ferries to France and the Channel Islands.

All in all, this apartment is close by to a hive of activity if you are looking for it, but is also perfectly situated for you to enjoy all of the joys, peace and quiet that Sandbanks has to offer you.
