Additional Features The property benefits from PVCu double glazed windows, panelled wood internal doors, high profile skirting boards, plaster ceiling cornices, picture rails, decorative tiled floors, a bell-call system, although no longer operative, two working open grate fires and many period fireplaces on both the ground and first floors. Location A hugely popular residential location with convenient proximity to local shops, schools, amenities and the train and bus stations. Accommodation Pleasantly located on a well known cul-de-sac off Waddington Road, Park Avenue has evolved over the years and features many different styles of semi-detached housing. The first section of which Number 3 belongs to is of the Edwardian era typified by its grand architectural features and its handsome proportions; a true family home. For people who value easy walking access to the shops etc, the location is perfect. The property stands within brick walled gardens of modest dimensions with front and rear garden areas that are block paved for ease of maintenance. The stone gate-posted entrance gives access to a timber gated drive with excellent off-road parking; wider than many other properties of a similar style. To illustrate this our vendor found no problem in parking his Volvo Estate! With an attractive canopy above the front entrance, you will find the original panelled door, a decoratively tiled vestibule floor with Delft rack and Lincrustra relief panels. The internal door has a lovely stained glass panel and glass door knob. The hall displays stripped pine boards, a staircase with spindled balustrade and a corbelled arch. The front sitting room has a wide bay window plus a gable casement window and a magnificent polished mahogany chimneypiece with a cast iron fireplace featuring decoratively tiled inserts. A roaring fire adds so much ambiance to any home but particularly a period home like this. The living room also has windows on two elevations and a classic carved oak chimneypiece, again with a cast iron/decoratively tiled fireplace and with an open grate fire. The dining kitchen (formerly the breakfast room) has oak trimmed base and wall units with a Hotpoint split level electric oven, a Bosch four-ring gas hob and a Franke stainless steel sink unit with mixer tap. The Aga can be left but would be subject to separate negotiation. The utility (formerly the scullery) has a Thorn EMI central heating boiler plus a separate w.c. Climb the staircase to discover a split level dual landing with a polished mahogany banister and a glazed sky-light. The large master bedroom spans the full width of the front elevation, has two windows and a corner cast iron fireplace (cosmetic only). The second bedroom also has a cast iron fireplace (cosmetic) and a three piece en-suite shower room consisting of a corner shower cubicle with electric shower, pedestal washbasin, low suite w.c., tiled walls, floor and a chromed radiator. The third and fourth bedrooms are located to the rear, both have cast iron fireplaces (cosmetic). Having seen all the bedrooms you will realise just how big this home is! The bathroom consists of a three piece suite in white comprising pedestal washbasin, low suite w.c. and a panelled bath with an electric shower over. There is an airing cupboard with a hot water cylinder and an electric immersion heater. In short an excellent family home of which viewing is strongly recommended.
