" This Victorian property is situated at the end of a terrace of six similar houses. The accommodation is set on three levels with additional cellars, and comprises well proportioned rooms which have been maintained in excellent decorative order throughout.

However, it should be noted that the property is somewhat dated and does require the installation of a new kitchen and bathrooms, the installation of new water heating and central heating systems, as none exists at present. Rewiring may also be required.

Externally the property appears to have been maintained in good order with the roof having been renewed at some point. The majority of the windows appear to be in reasonably good decorative order. Generally, this is a most attractive house with the potential for further improvement.

Situation
The property is located along the Newbridge Road on the western outskirts of Bath, and in a convenient location for easy access not only to the City Centre of Bath, but also to the City of Bristol.

Nearby within Chelsea Road are local amenities and facilities, and also close at hand is the Royal United Hospital. The property is well located for access to nearby schools which include; Oldfield Girls School together with Newbridge Primary School, which has an excellent reputation.

The City Centre of Bath is within approximately one mile and provides a full range of retail outlets together with many other amenities which include; the Bath Spa mainline railway station giving direct access to London Paddington, Swindon, Bristol and South Wales.
