SITUATION AND DESCRIPTION

This Victorian terraced cottage is ideally placed for the City Centre approximately three miles away, together with the Edgbaston and Five Ways Business Sectors, the International Convention Centre with the world renowned Symphony Hall and the National Indoor Arena. Schools for children of all ages are found within the vicinity including Moseley Church of England Infants and Junior Schools in Oxford Road, King David's School on the Alcester Road and King Edward VI Camp Hill School for Girls and Boys in Kings Heath are within a mile. The King Edward Foundation Schools are nearby on the Bristol Road. The University of Birmingham is within approximately two miles in Edgbaston, together with part of the City University. There are also some excellent private schools in nearby Edgbaston which is within easy commuting distance and include the Blue Coat School, Hallfield and West House Schools, Edgbaston High School for Girls, the Priory School and St Georges.

Medical facilities in the area include the Queen Elizabeth Medical Centre, Edgbaston Priory Hospital, Edgbaston (Nuffield) Hospital, City Hospital NHS Trust Dudley Road, and the new Princess Diana Children's Hospital. The new Dental Hospital and Technology Park at Pebble Mill are both now underway and will attract new people to the area.

There are first rate sporting and recreational amenities such as the Edgbaston Priory Club, Moseley Golf Club, Edgbaston Golf Club, Warwickshire County Cricket Ground with the Botanical Gardens to add further interest. In addition, Cannon Hill Park and the Midlands Arts Centre together with Highbury Park are within half a mile of the property.

Moseley itself, with its village atmosphere, its excellent neighbourhood restaurants and its award winning farmers's market, offers a viable alternative to Edgbaston and Harborne for families wishing to live close to the city.

Leighton Close is parallel to the main Alcester Road and is within easy walking distance of Moseley village. Number 23 is a mid terraced property with small foregarden and plenty of on road parking. There is an inner hall with matwell and a step up to the inner front door which is of pine with glazed panels, indeed there are pine doors throughout the house.

The Dining Room/ Family Room

This is a very pleasant room with picture window onto the paved path leading up to the garden and over the area beyond which is open and wooded. This room also has a pine fireplace with living flame effect fire, floral tiles to the sides and hearth tiles in a caramel colour. There is a lovely fitted cupboard to the left of the fireplace beneath the window. There is also an excellent walk-in cloaks cupboard and general storage space to the right of the fireplace.

This is a bright room with a rustic charm, with its red quarry tiled flooring, pine units both base and wall-mounted, some with glazed fronts for display, a mottled cream continuous work surface, an integrated gas cooker with hob and stainless steel extractor hood over, one and a half drainer sink, two windows and glazed door onto the garden, wall mounted gas boiler and spotlight unit to the ceiling.

The staircase is between the two reception rooms and rises to a pretty galleried landing, there is a hand rail, dado rail and small internal window onto the second bedroom

This attractive room is at the front of the house, it has two windows onto the road, ceiling light point, fitted wardrobe and fitted cupboard with shelving above.

OUTSIDE

At the front is a small foregarden, the rear garden has a paved pathway leading form the house to a lawned area with flower borders, and a gate leading to the railway cutting which is beyond the rear of the property. The outlook is bright and open with distant views over the trees towards Wake Green Road and beyond. It is the most pleasant outlook.
