Seller Insights

I have lived in the village for over 30 years and always admired The Stables. When it became available 11 years ago, I didn t hesitate to look around and fell in love with the uniqueness of the property and it s huge views over the rolling Lincolnshire countryside.

The property is formerly a collection of U shaped stable buildings which the previous owner extended, and we further integrated what was the Grooms Cottage with the main house. The flow of the whole house is now wonderful thanks to the generous wrap around light filled hallway with vaulted ceilings which creates a superb connection between the living spaces, bedrooms and the outside.

The central living area with huge bi folding doors to the terrace is the heart of the home and is lovely place to relax or entertain with family and friends, especially when the log burning stove is roaring away.

The house is incredibly versatile; it can be a whole family house with plenty of space to enjoy time together and space apart. Yet, it also lends itself to annex accommodation which currently comprises a garden room, snug, shower room and first floor bedroom. This is ideal for extended family or guests and the snug would easily convert to a kitchen if needed. I have successfully run the annex as a bed and breakfast for over 4 years now and we are usually fully booked!

Over the years we have continued to sympathetically improve the house, we have replaced the kitchen and all the bathrooms, upgraded the plumbing and electrics throughout and installed a new boiler just three years ago. The house is large but very energy efficient to run, the Energy Performance Certificate is a C thanks to the high level of insulation, double glazing and the 16 Solar photovoltaic panels we installed about 10 years ago.

The real beauty of the place is the view which no one fails to comment on, and I will dearly miss. The house sits in the most beautiful, peaceful position and all the grounds are south facing. We installed the pergola cover on the rear terrace and have a purpose built covered BBQ area, so it really does feel like an extension of the house and is perfect for entertaining over the warmer months.

For those with dogs or horses it s a fantastic place to live as there is easy access onto a network of bridleways and footpaths from the doorstep.

The Stables offers an incredible quality of life, you can enjoy the peace and space of rural life, yet the thriving market town of Horncastle is just a few miles away and the City of Lincoln around 20 miles away, both offer a wide range of restaurants, excellent schools and many thriving independent shops.

Location

Edlington is a pretty hamlet situated within the Lincolnshire Wolds, a designated Area of Outstanding Natural Beauty, about 2.4 miles north from the historic and well served market town of Horncastle. Horncastle is well known as an antiques town and offers the full range of amenities enjoyed by a traditional market town. It has a number of excellent restaurants, a weekly farmers market and many thriving independent shops.

Equally Woodhall Spa, around 5 miles away, has a good mix of local amenities, including a plethora of independent shops, tea rooms, restaurants, doctors surgery, dental practice, pharmacy and the Kinema in the Woods. The National Golf Centre at Woodhall Spa, the Home of England Golf, offers two magnificent courses, The Hotchkin and The Bracken.

The City of Lincoln is approximately 20 miles away and provides everything you would expect including a beautiful cathedral and castle sitting on top of the hill beside the quaint Bailgate area for independent shops, markets, restaurants and cafes with extensive retail outlets further down the hill. Fast direct trains from Lincoln to London take around 2 hours.

For leisure, there are a variety of walking, cycling and riding routes in the surrounding countryside, while the Lincolnshire coast is around 30 miles away.
