Description

"This delightful, two three bedroom semi detached character house, dating back to circa 1905, is nestled in the desirable village of Pilley within the New Forest National Park. The property is close to the open forest and only a short drive from the Georgian market town of Lymington.

Upon entering, you are welcomed into an entrance lobby, which leads into the cosy living room, complete with a gas fire set within a timber mantle and a bay window that brings in natural light. The room retains its character with stripped wood flooring and offers a comfortable space for relaxing. Double doors open into the dining room, which also enjoys the warmth of stripped wood floors and has a door providing access to the side and rear of the property. This room flows seamlessly into the kitchen, which features an oak work surface, a stainless steal sink and a range of cupboards and drawers. There is ample space for a fridge freezer, cooker, dishwasher, and washing machine. Adjacent to the kitchen, a lobby area provides additional space for a fridge freezer, while a door leads to a versatile sitting room snug or third bedroom. This room offers stripped flooring, a heater and double glazed doors opening onto the garden. A door from the snug leads to a shower room with a WC, wash basin and a fully tiled shower cubicle.

Upstairs, the first floor landing has a loft access trap with a ladder and a Velux window. The master bedroom retains its period charm with a cast iron fireplace. The second bedroom also offers a peaceful retreat, with colour washed floorboards. The modern shower room on this floor includes a large shower cubicle, a WC, wash basin and a linen utility cupboard.

Outside, the property is approached via a parking area, with a path leading to the front entrance gate and a small gravelled garden. There is shared side access that leads to the rear garden. A terrace adjacent to the house provides a perfect spot for outdoor dining or relaxing, while the remainder of the garden is shingle and lawn, bordered by hedges offering privacy. There is a timber summer house at the end of the garden and the garden enjoys a southerly aspect. The garden is safe and secure for dogs.

Heating is part gas central heating and part Fischer electric heating. The property beneftis from mains drainage.

Pilley is an extremely attractive and sought after village in the New Forest National Park, being equal distance between the nearby Georgian market town of Lymington which is famous for its internationally renowned sailing facilities and two deep water marinas and Brockenhurst, which offers an excellent local community of independent shops and restaurants, together with a mainline railway station which has a half hourly service to London Waterloo approx. 90 minutes . There is an excellent local shop in Pilley, a popular Primary School and public house, the Fleur de Lys, which is considered to be the oldest in the New Forest with records dating back to 1096. A bus service connects with the neighbouring Georgian market town of Lymington approximately 2 miles due south "
