Built in 2004, 16 Riverside Mills is a stylish two bedroom ground floor apartment within a modern residential development. The property provides spacious living accommodation including two double bedrooms sitting room / dining room and well appointed kitchen and bathroom suites.  Outside the property benefits from an allocated parking space.  Mains gas central heating (radiators) and uPVC double glazing throughout.

Riverside Mills occupies a tranquil area of the town. Within level walking distance is a food supermarket, popular public house, convenience store, bowling club, church and the pretty Riverside area with St Thomas Pack Horse Bridge. The full social, commercial and shopping facilities of Launceston town centre are approximately half a mile.Launceston, astride the A30 dual carriageway has a better balance of travel distance to all parts of the two counties than any other centre.  East of Launceston Exeter (some 42 miles) provides intercity rail link, international airport and M5 motorway link.  To the south of Launceston Plymouth (28 miles) provides continental ferry port and intercity rail link. 

In all directions from Launceston there is unspoilt countryside of outstanding natural beauty.  To the north the rugged North Cornish coast famed for popular family surfing beaches.  To the west the open spaces of Bodmin Moor ideal for walking and riding.  To the east is Dartmoor National Park and to the south the hidden treasures of the Tamar Valley steeped in 17th / 18th century mining history.

 

AGE RESTRICTION

 

There is an age restriction on occupants of the apartments, with the minimum age being fifty five for a couple and sixty for a single person.

 

TENURE  The property is 125 year leasehold property from 2008, with an annual service charge and ground rent.
