" Sowerbys are very excited to offer a newly constructed and substantial new build property on an individual plot in Ashwicken with easy access to King's Lynn and its many amenities including the Queen Elizabeth Hospital.

This completely bespoke house is constructed from a handsome Morton Red brick with white mortar and grey clay flat tile and look stunning on approach. Inside, the house offers an array of contemporary living spaces over two floors, with garage facility and gardens to all sides all of which should be viewed to fully appreciate. Sowerbys have worked with this developer for over ten years and he is consistently noted for his exceptional quality and attention to detail. Each project is undertaken as if he is building the house for himself and nothing is installed that doesn't meet his high standards of quality and finish.

Inside the property has a welcoming and grand reception hallway with Italian Carrera Marble flooring and access to a versatile reception room with a sash bay window, sitting room with wood burner semi open-plan to a breathtaking orangery reception room with glazed lantern roof. Next is the show stopping kitchen/breakfast and family room, this is a 11.5m room with kitchen to one end and family room to opposite end and patio terrace. The kitchen has an attractive modern finish with island unit in contrasting colour with the largest single piece of Italian marble the builder could order making it the perfect party kitchen. The kitchen has been immediately entered into kitchen of the year by the supplier and this speaks volumes about the design. Furthermore there is a utility room, integral access to the garage and cloakroom to the ground floor. Upstairs there are four incredible bedrooms, all with en-suite facilities worthy of a boutique hotel with the master room also having a dressing room.

There are various high-end fittings installed and special attention should be paid to the marble flooring which covers most of the ground floor, all remaining rooms have been carpeted in a cool grey finish and the tiles in the bathrooms are honed Carrera marble also. Both the orangery and family room have some bi-folding doors allowing whole walls to be opened out to gardens. Furthermore there is a utility room, WC and internal access to the garage.

The property is approximately 350.5m2 / 3,773 sq. ft.
